IHG and Castello SGR Bring Kimpton to Rome: Opening in 2029

A luxury hotel in the capital—a new 114-room opening is planned in the Via Veneto area.

IHG Hotels & Resorts is strengthening its presence in the Italian luxury hospitality market with the announcement of the Kimpton brand’s arrival in Rome and the opening of a hotel, as reported in a press release issued by IHG Hotels & Resorts. The new property, whose launch is scheduled for 2029, will rise in Rome’s Via Veneto area. With this new opening, the international hotel group will have a total of three properties in this ultra-renowned part of the capital.

The operation, news of which has been circulating since 30 September, involves Castello SGR, an Italian real-estate investment fund management company specialising in alternative investment funds, through the Rome Hotel Development Fund, whose sole investor is the 1AM Rome Prime Real Estate Development Fund.

The project involves the refurbishment of an existing four-storey building to create a 114-room hotel, complete with a restaurant, a rooftop bar, an internal courtyard, a wellness area, and spaces for meetings and events. A distinctive feature is the restoration of a theatre already present in the building, set to become a multifunctional space for artistic and cultural initiatives, open both to guests and to the city.

“Rome remains one of Europe’s most attractive destinations for luxury tourism,” explained Willemijn Geels, IHG’s Vice President of Development for Europe, underlining how Italy represents a priority market in the group’s expansion strategy.

For Giampiero Schiavo, CEO of Castello SGR, the investment confirms the company’s interest in prestigious hotel properties and in the development of experiential destinations aimed at an international clientele. The Roman market, according to Schiavo, still offers investment opportunities thanks to the renewal of the high-end accommodation offering. An operation that confirms the growing interest of funds in Italian luxury hotels.

The new property will be the second Kimpton in Italy, after the Kimpton Villa Miramare Taormina. In the capital it will join IHG’s Luxury & Lifestyle portfolio, which already includes the InterContinental Rome Ambasciatori Palace and Six Senses Rome, to which the Hotel Alexandra Rome, Vignette Collection, will be added. IHG has 33 hotels operating in Italy and another 21 under development, for a total of 54 properties. At the European level, the Kimpton brand has 14 operating hotels and six projects under development.
